Centers of Influence’ are people who know about your Full Value Strategy, and are willing to recommend you to others who would also like to get above-average selling prices when they have real estate property to sell.

 In short, Centers of Influence are your members of your Fan Club.

That said, how would you like to have a Center Of Influence on every block and at every business and profession in your territory?

Within one year, you can have over 100 Raving Fans who have agreed to be Centers of Influence, if you take the following steps:

  1. Ring every doorbell on every block and use the “I Need A Favor From Two People on this Block” introduction. Whenever possible, explain the favor.
  2. Additionall, personally call on at least one of every category of business, profession or trade in your territory and do the simple survey: “‘Are you planning to move sometime in the next two or three years?”
  3. Whenever practical, make the Center Of Influence Presentation and ask all the friendly folks to be Fans and recommend you when they hear about their family, friends,  neighbors, and coworkers, who would like to get full value — that is 3% to 5% above average — when they sell their properties.
  4. Get a plastic business card holder for a three ring binder and ask every business person or professional who agrees to be a Center Of Influence if there is an incentive they could offer to new people to use their service or come to the store.
  5. Write the incentive on their business card and put their card in the card holder.  Give a copy to every potential buyer you meet and at every open-house you hold. That will be your way of recommending their business to your clients and potential clients.
  6. Use our Center Of Influence – Stay in Touchtm mailing system to send an e-message every 10 days for the entire year. There are 12 two-sided cards so you can choose between sending the same card 3 times a month or all 12 cards in sequence 4 times a year.
  7. Consider offering an annual Fan Club/Centers of Influence gathering/picnic as a Thank You and reminer of what makes you special.
  8. Send a Thank You Team note to your whole Centers of Influence list after every closing, thanking them for their referrals and reminding them of your goal to be the ‘GoTo’ Agent for anyone who wants above average selling prices.

This is a system for agents to contact residents, businesses owners or managers, professionals, and tradespeople in the agents’ territories and keep in touch  every 10 days (3-times-monthly)  with all who agree to be Centers of  Influence for the agent.

Keeping in Touch will be achieved by an automatic e-mailing of one of 12  two-sided digital cards below.

In the setup process, agents will enter their photos  names, phone numbers, and companies, which will then appear In the contact information section on the back of each e-card,  shown below.

Agents will add their own names to their Centers of Influence list so they be notified each time e-mail is sent.
